We have spent fifteen years sourcing, negotiating and managing residential leases for senior leadership and their families. We sit on the tenant’s side. We vet the landlord before we present the home. And we hold the renewal calendar so the tenancy never ends up out-of-cycle with the assignment.

We pre-filter by school distance, commute time, society policy, parking, pet policy and family-friendly amenities so your shortlist arrives already narrowed.

02 Shortlisting & Vetting

Landlord, building and neighbourhood vetted before you see them.

We do not present a home until we have verified the title, met the owner, walked the unit and benchmarked the asking rent against the market. The shortlist that lands in your inbox is already filtered.

For every shortlisted property we record commute time to your office, the nearest international school, club access, hospital distance, society visitor policy and any known disputes on the title.

03 Lease Lifecycle Management

From signing day to keys-back, we hold every milestone.

Drafting, registration, stamping, lock-in protection, rent escalation, renewal calendar, dispute resolution and deposit recovery on exit. One file, one accountable lead, one number to call when something goes wrong at 9pm.

For multi-tenant rosters (multiple expats across the same posting), we hold a single tracker covering every contract, every renewal date and every lock-in window, so nothing slides out-of-cycle with the assignment.

  • Lease drafting with expat-friendly clauses (diplomatic exit, transfer clause)
  • Stamping, sub-registrar registration and notarisation
  • Rent escalation, renewal and re-negotiation at the right cadence
